REGULAR MEETING TO REVIEW BUSINESS PERFORMANCE RESULTS FOR THE FIRST SIX MONTHS OF 2026 AND IMPLEMENT BUSINESS TASKS FOR THE LAS

On July 20th, 2026, DIC Group (HoSE: DIG) held its periodic meeting to review business performance for the first half of 2026 and set out priorities for the second half of the year. The meeting took place as Vietnam's real estate market continues to go through a period of adjustment, with DIC Group steadily strengthening its financial position, accelerating efforts to resolve legal issues at key projects, and reinforcing its governance foundation in order to meet its 2026 business targets.

Overview of the meeting.

At the meeting, the Group's leadership noted that throughout the first half of 2026, the entire organization stayed closely aligned with its plan, proactively rolling out coordinated management measures under the spirit of "Riding out the waves together." Efforts focused on controlling cash flow, collecting outstanding receivables, optimizing resources, and improving governance efficiency to adapt to market conditions.

As a result, the Group achieved a number of positive outcomes, including:

  • Estimated Q2 2026 business results were encouraging, with the parent company's net revenue up around 3.6 times year-on-year and consolidated net revenue up around 2.2 times year-on-year. Consolidated after-tax profit for the first half of 2026 rose by roughly 66% compared with the same period in 2025.

  • The Group's financial position continued to strengthen. As of June 30th, 2026, total outstanding debt stood at a very low level of roughly VND 544 billion, equivalent to about 10.2% of the Group's total cash balance. This has helped safeguard liquidity and gives the Group a strong, proactive position to reinforce its financial resources and stay ready to respond to a period of rising interest rates and continued market uncertainty.

  • Gateway Apartments and Chi Linh Urban Area: In Q2 2026, Working Group 1645 (established under Decision No. 1645/QD-UBND of the Ho Chi Minh City People's Committee) held a meeting with developers to address outstanding issues and review the issuance of pink books to homebuyers at commercial housing projects, including DIC Group's Gateway project. This is a positive signal that lays the groundwork for speeding up the completion of legal documentation at the Gateway apartment project, helping protect homebuyers' interests and add value to the project.

Maintaining a sound financial foundation, together with positive progress in resolving legal issues at key projects, has helped strengthen the Group's capacity to execute its investment plans, improved its ability to adapt to market fluctuations, and set the stage for it to capture opportunities as the real estate market gradually recovers.

In addition, member units across the Group have also proactively rolled out measures suited to their specific conditions, gradually improving operational efficiency and contributing positively to the Group's overall results.

Based on these results, the Group's leadership assessed that although the real estate market is expected to remain challenging in the final months of the year, the results achieved in the first half of 2026, together with positive progress in project legal resolution, financial control, and governance efficiency, make the Group's 2026 business targets achievable.

Alongside these achievements, the meeting also reviewed outstanding issues and challenges encountered while executing the business plan, analyzed their causes, and set out key measures to improve governance quality, management efficiency, and execution capacity for the second half of the year.

Closing the meeting, Mr. Nguyen Quang Tin, CEO of DIC Group, said: "The second half of 2026 will remain a challenging period for the real estate market. However, with the government's supportive policies and the foundation the Group has built over the past period, DIC Group will continue to draw on its proactive spirit and strong determination to complete its mission. Leadership calls on all employees to continue upholding the spirit of 'Riding out the waves together' in the second half of the year, focusing on effectively executing key tasks, strengthening governance, building financial capacity, managing risk, and staying committed to meeting our 2026 targets and plans, laying a solid foundation for sustainable growth in the years ahead."
