DIC GROUP SECURES LAND PRICING APPROVAL FOR LAM HA CENTER POINT HOUSING PROJECT

DIC Group has received official approval for the land pricing scheme of its Lam Ha Center Point residential project (Lam Ha Ward, Phu Ly City, Ha Nam Province), where it serves as the primary investor. This milestone accelerates legal procedures and paves the way for project implementation.

According to Decision No. 459/QD-UBND dated March 18^th, 2025, the Ha Nam Provincial People's Committee approved the land use rights value (for adjacent residential land, villas, and commercial townhouses) at the Lam Ha Center Point Residential Construction Investment Project.

The approval of the land pricing plan is an important milestone for the investor, while also demonstrating the government's support, creating favorable conditions for real estate projects to proceed on schedule.

To date, the Lam Ha Center Point Residential Project has completed many important legal procedures, including:

• Approval of detailed 1/500 planning adjustments.
• Approval of investor selection results.
• Confirmation of completed site clearance compensation.
• 100% land handover.
• Approval of Environmental Impact Assessment Report
• Appraisal and approval of the feasibility study report
• Determination of specific land prices for land use fee collection

In Q2/2025, DIC Group will continue to accelerate the implementation of related procedures in accordance with legal regulations, including: Completing land-related financial obligations; Applying for Land Use Rights Certificates; Approving construction design drawings; Applying for construction permits for on-site works.

Mr. Nguyen Quang Tin – General Director of DIC Group, shared: "The completion of land price approval is an important legal condition for the project to enter the next implementation phase. As soon as we receive the notification determining the land use fee amount to be paid according to current regulations from the Regional Tax Department IV, DIC Group will urgently complete financial obligations and accelerate the project's progress."

Located within the Bac Chau Giang Urban Area, the Lam Ha Center Point Residential Project covers 13.56 hectares and holds a strategic position in Phu Ly City. The project is situated along the vital Dien Bien Phu Avenue (65m–68m wide), offering convenient transportation connections.

With a total investment of VND 2,115 billion, the project is expected to bring a new urban appearance, meeting the demand for high-quality living spaces for approximately 2,476 residents. According to the plan, Lam Ha Center Point includes:

• 106 shophouses with a total land area of 12,289 m²
• 32 villas with a land area of 10,857 m²
• 90 terraced houses with a land area of 7,798 m²
• A mixed-use commercial and residential complex (15–20 floors), providing 49,325 m² of apartments and 7,120.4 m² of retail space
