May 26th, 2026 marks the 36th anniversary of DIC Group (Ticker: DIG), one of Vietnam's pioneering urban development and real estate companies.

Over the three decades and multiple market cycles, from periods of rapid growth to a liquidity crunch and, more recently, a sweeping restructuring process, DIC Group has maintained a steady growth trajectory, progressively strengthening its internal capacity and governance. This ability to adapt, stay the course on long-term strategy, and continually innovate is what has defined the company's resilience over 36 years.

 

 

FIVE STRATEGIC PRIORITIES FOR 2026-2030

Entering 2026, the start of a new growth phase, DIC Group has set five strategic priorities: pursuing sustainable development; accelerating technology adoption; developing green buildings; strengthening corporate governance; and staying firmly on course to become one of Vietnam's five largest real estate companies.

Notably, these priorities go beyond broad statements of direction. Each has been translated into concrete action programs, financial strategies, and clear operational roadmaps.

A STEADFAST COMMITMENT TO SUSTAINABLE DEVELOPMENT

The 2024-2026 period is widely regarded as the most intense restructuring phase Vietnam's real estate market has seen in more than a decade. Against this backdrop, DIC's strategy reflects a clear shift toward a steadier, lower-risk growth model.

One of the most significant milestones has been DIC's early redemption of its entire VND 1,600 billion in outstanding bonds, bringing its bond debt down to zero. Analysts have characterized the move as a form of "proactive de-risking," strengthening the company's financial position and creating room for its next phase of investment.

In pursuing sustainable development, DIC has consistently prioritized social responsibility by partnering with local governments in the areas where it invests, contributing to local budgets, creating jobs, and rolling out practical welfare programs. These efforts have helped build the company's internal strength, foster stronger cohesion, and shape a distinct corporate identity as its culture continues to evolve.

In 2025, DIC was again recognized by leading organizations through a number of awards, including a place among the Top 10 Sustainable Development Brands and the Top 17 Pioneering Enterprises for Sustainable Development in Vietnam's Construction Industry (VSCF 2025).

 

SCALING UP TECHNOLOGY INVESTMENT AND ADOPTION

While technology previously played a largely supporting role in management, DIC now treats it as a core pillar for restructuring its operating model and strengthening competitiveness.

In project development, the Group has stepped up training and adoption of Building Information Modeling (BIM) for planning and construction management. For a large-scale urban developer like DIC, BIM is increasingly serving as the "data infrastructure" underpinning a project's entire life cycle, from planning and construction through to operation.

At the same time, DIC is researching and applying technology to develop modern smart urban areas, aiming to improve operational management and enhance residents' living experience. Integrating technology into infrastructure, amenities, and urban services management is expected to help create more convenient, connected, and sustainable communities going forward.

At the corporate governance level, DIC is prioritizing digital technology to improve operational efficiency and transparency. For two consecutive years, in 2024 and 2025, the Group successfully held its Annual General Meeting of Shareholders online, allowing shareholders to participate, monitor proceedings, and exercise their voting rights remotely in a more convenient and secure way.

 

GREEN BUILDING DEVELOPMENT

Leading the way in green building development is DIC Group's headquarters building, the first project in the former Ba Ria-Vung Tau province to receive EDGE green building certification from the World Bank Group, cutting emissions by roughly 337.4 tons of CO2 per year compared with buildings of similar scale and function. Building on this milestone, DIC is directing its new projects to follow EDGE standards as well.

Across its project investment and development process, the Group has been progressively incorporating green design solutions, energy efficiency measures, and environmentally friendly building materials.

Notably, DIC is pursuing a roadmap to cut carbon emissions by 10% over 2025-2027 by building systems to track energy consumption and manage water and waste, while optimizing operational efficiency across a project's full life cycle.

 

STRENGTHENING GOVERNANCE

An increasingly professional governance foundation has been key to DIC's string of domestic and regional awards, including a place in the Top 10 Most Reputable Real Estate Developers for five consecutive years (2022-2026), the Top 10 Enterprises for ESG Excellence in 2025, a spot among ASEAN's Top 10 Most Reputable Brands, and recognition as one of Asia's Best Workplaces for 2024-2025.

DIC has designated 2026 as a year to further refine its governance system toward greater transparency and efficiency, with a focus on restructuring its investment portfolio, improving capital efficiency, strengthening cash flow management, and aligning its governance framework with international best practices.

After 36 years, DIC continues to affirm its position as a pioneering urban developer, setting new living standards for Vietnam's cities. Its ambition to become one of Vietnam's five largest real estate companies is therefore being built not just on the scale of its land bank or the pace of its growth, but on sustainable financial strength, governance quality, innovation capacity, and the real value it delivers to the community.

Thirty-six years is a long enough journey to prove a company's mettle. For DIC Group in particular, this milestone also marks the start of a new growth chapter, one in which every resource is being directed along the right roadmap, the right strategy, and the right long-term ambition through 2030.
